Stamp Duty & Other Fees

These fees and expenses paid to other parties (called disbursements) will vary dependant upon factors like the location or price of a property. However, they will generally remain the same whoever is instructed to deal with a sale or purchase. These costs are incurred in addition to fees payable to Bridge McFarland for the conveyancing work which they undertake.

The information given below will help you to estimate the amount of those fees which will apply to you. In connection with a sale the disbursements are usually minimal. In connection with a purchase they can be quite substantial. For further information please speak to one of our residential conveyancers.

 
For Vendors
Generally speaking the disbursements will be less than £20 and usually less than £10. The fees will be incurred with the Land Registry or the Land Charges Registry obtaining up to date title information which has to be provided for the buyer.
 
For Purchasers
Here the disbursements fall into two categories - search fees and Stamp Duty Land Tax
 
Search Fees:
Before contracts are exchanged in connection with a purchase searches will be carried out with the local authority and other relvant bodies as part of the process of ensuring that everything is in order before you become comitted to buy. Not all searches will be needed in every case and some (e.g. a Coal Mining Search) are only required for properties in certain areas. As a general guide you will need to budget about £{} for this item. Stamp Duty Land Tax:

Stamp Duty Land Tax (SDLT) is payable by purchasers of property to HM Revenue & Customs within 28 days of completion. If it is paid late the interest and penalties will apply. Having said that part of our job is to complete the relevant SDLT return on your behalf and to ensure that it is submitted on time. In other words, we will make sure that there are no complications.

SDLT is calculated by reference to the purchase price on a scale as follows:

£0 - £125,000 nil
£125,001 - £250,000 1% of the entire purchase price
£250,001 - £500,000 3% of the entire purchase price
above £500,000 4% of the entire purchase price
